Who Built the Lower Arroyo?

The architects of the Arts and Crafts houses on the edge of the Arroyo Seco, and the builders named beside them.

The Lower Arroyo Seco district covers about 30 acres on the eastern edge of the Arroyo Seco, roughly Arroyo Boulevard, West California Boulevard and La Loma Road, with a period of significance from 1895 to 1924 and Arts and Crafts houses ranging from modest bungalows to larger upper-middle-class residences. Arroyo stone runs through it, in foundations, chimneys and retaining walls. This record shows the 49 of its houses whose architect a document names. The library's Lower Arroyo Seco page covers the neighborhood itself.

Who can tell me what the record says about my Lower Arroyo house?

I can. I'm Greg Anderson of Arroyo Casa. For every house on this page the record holds the architect, and for many the builder, the year and what was added later, and it says when an architect is attributed. Send me the address and I'll tell you what it holds for yours.

How this record is built.

This record is compiled by the Arroyo Casa Archive of Records from public documents: city and county historic resources surveys and inventories, National Register nominations, landmark designation reports and council records, planning documents and preservation groups' publications, plus the building notices of 1917 to 1930, printed as houses were permitted, contracted or announced. Where a house was matched to the Los Angeles County Assessor's record at the same address in the same city, the page says whether the county confirms it standing. A house is shown only when one of those documents names its architect, and the builder and the first family are shown beside the architect where a document names them. Each house carries the kind of document behind it, and a credit the document itself calls likely, probable, possible or attributed is marked attributed. The methodology and every source document are on one page.
