Who Built Prospect Park?

The 1906 Prospect Park tract, the 1911 Arroyo Park tract beside it, and the architects of their houses.

The Prospect Park tract, developed by J. C. Brainerd, Nyles Eaton and John C. Bentz, was surveyed in February 1906 and recorded that May: 64 lots of about 80 by 150 feet on 60-foot curving streets, originally private, with camphor and palm trees and clinker brick and river boulder gateposts by Greene & Greene. The first house, at 657 Prospect Boulevard in 1906, was designed by Greene & Greene for John C. Bentz. This record shows the 93 houses in Prospect Park and the 1911 Arroyo Park tract whose architect a document names. The library's Prospect Park page covers the neighborhood today.

Lawrence Stimson Co. (architect and builder, 3), George E. Strout (architect, 3) and Reginald D. Johnson (architect, 3).

What did it cost to build a house in Prospect Park?

A 1913 brochure for the tract cited building restrictions of $5,000 to $8,000 per house. The first house, built for the Bentz family in 1906 for $5,600, is described as having set the standard for what followed.

Who can tell me what the record says about my Prospect Park house?

I can. I'm Greg Anderson of Arroyo Casa. Prospect Park sales turn on the architect, the condition and the lot, and for most houses here the record names the architect with a source behind it. Send me the address and I'll tell you what it says about yours.

Every house on record.

Houses the record places in Prospect Park whose architect a document names, in the order they were built. Credits marked attributed are the record's own word.

Where to look next.

How this record is built.

This record is compiled by the Arroyo Casa Archive of Records from public documents: city and county historic resources surveys and inventories, National Register nominations, landmark designation reports and council records, planning documents and preservation groups' publications, plus the building notices of 1917 to 1930, printed as houses were permitted, contracted or announced. Where a house was matched to the Los Angeles County Assessor's record at the same address in the same city, the page says whether the county confirms it standing. A house is shown only when one of those documents names its architect, and the builder and the first family are shown beside the architect where a document names them. Each house carries the kind of document behind it, and a credit the document itself calls likely, probable, possible or attributed is marked attributed. The methodology and every source document are on one page.

Find who designed your house.

Every house has a birth year. Start with the owner's guide: how to find who designed and built your house, who lived in it first, and what this record already holds.
